At 16 Lyuteranska Street stands a building that many pass by without realizing its remarkable past. Today it houses offices, but once it was the lavish estate of Yakym Sulyma — long regarded as one of Kyiv’s most mysterious residences. Designed in the 1830s by Ludwik Stanzani with Sulyma’s own input, the mansion featured a six-column portico, a dome, terraces, and stairways descending the slope of Vyntova Hill. Inside were 37 rooms, outbuildings, and space for a planned vineyard garden.
After Sulyma’s sudden death in 1840, the estate passed to his widow and later to her second husband, General Mykola Lovtsov. Around that time locals began speaking of strange noises and a white figure in the windows — believed to be Sulyma’s restless spirit. The legends grew even stronger after the early deaths of both Lovtsov and Uliana.
The building later became a shelter, and in 1866 a church dedicated to Alexander Nevsky was built in one wing. After its consecration, tales of the ghost seemed to quiet down — though new odd occurrences were reported. During a major fire in 1896, witnesses again saw a white silhouette in the flames.
In the 20th century the estate was rebuilt and converted into communal apartments, then into offices. Yet Kyiv still remembers its stories — and many say the jealous spirit of Yakym Sulyma has never truly left his former home.
